Jones Lang LaSalle, the worldwide leader in financial and investment services sector, has in its Western Corridor Office Market Report of Autumn 2009 made speculations on the real estate business around Thames Valley. It states that the standard increase in rentals will have a downward trend for the upcoming five years. Year 2009 itself has seen an 11.2% decrease in growth.

London’s Office District Debt

Investor Consortium, Songbird Estates PLC, major shareholders of the Canary Wharf Group, have until May 2010 to refinance or repay the £880Million loan it received from CityGroup Inc.

The debt problem seems to be tied into Songbird’s huge investment at the Docklands office district of Canary Wharf, London. Talks are being held with Songbird Shareholders and Rothschild & Sons have been brought in to help restructure the company’s finances.

Companies renting desk space at the Wharf look set to drop, meaning more problems for Songbird. Past lease terms have averaged 18yrs, but many are due for renewal within the next five years. This would mean over 500,000 square feet of office space could become vacant.

Knight Frank is an independent property consultancy and they predict a 14% rise in vacancies by the end of 2009. A ten percent rise on last years figures. Average office rent in London is £41per square foot; Canary Wharf is around 12% more expensive. It seems even if The Wharf continues to be rented, generated revenue will be less.

Songbird shares have fallen by 70% and their net assets by just over 80%. With debt repayments and interest being more than their income, things are looking bleak for Songbird Estates.

The company’s costs for debt service being more than two hundred and fifty million in 2008. Only a month ago the company were predicting that “material uncertainty” would “cast significant doubt” on their ability to continue. Ultimately, leaving the group
